Appleton Estates do not charge move-in admin / referencing fees to tenants.

The Holding Deposit reserves the property exclusively for you and is refundable in the following circumstances:

1) The landlord pulls out for any reason.
2) The landlord has delayed more than 15 calendar days without reasoning to accept your referencing and sign contracts, from the day which you placed a deposit.

The Holding Deposit is non-refundable on the following circumstances:

1) If you fail to provide the correct information during the application/referencing procedures.
2) You decide to pull out of the procedure at any stage before or after referencing, for any reason.
3) You have delayed more than 15 calendar days to supply us and the referencing company with all the required information and sign the contracts.

Please read the following information carefully.

Step 2: Applications and Referencing

All perspective tenant(s) will be required to fill out an application form - please complete this within 24hrs of receiving it.

Once we have your pre-application form(s), your details will be sent to our referencing company and they will contact you, your employer and landlord (if applicable) with further questions. Please fill out your reference form within 48hrs of receipt to avoid delays.

Please make sure your current employers, landlords etc are aware that our referencing company Van Mildert will be contacting them.

Step 3: Pre Move - In

Referencing and contracts

It may take anything up to 5 working days for the references to be processed. Please bare this in mind when planning your move in date. Appleton Estates will create an Assured Shorthold Tenancy (AST) for you and send this to you. Please read and understand this as you will be required to sign after the references have passed. Signing of the tenancy agreement will be done on-line (no need to print), so you will need access to a valid email address.

Please note once move in date has been established this cannot be postponed to another date by the tenant without landlord/agent approval. Failure to not move in on the designated move in date will result in the tenancy being refused and the property will be put back on the market and you stand a chance of losing your holding deposit.

Once the contract has been signed, the remaining rent and deposit will be required to be paid, no later than 48 hours prior to move in day by BACS only. The tenancy cannot commence until ALL payments stated above have been received in the Appleton Estates account and the AST is signed. This is not negotiable.

Inventories:

The landlord may opt to have an inventory check done. This allows you, as the tenant, to receive your deposit back in full with proof that the property is not damaged by yourself. General wear and tear is not deducted from your deposit. However, you will be required to return the property in the same condition that you find it in.

Fees:

The following are permitted payments which we may request from you:

a) The rent - first month’s rent in advance

b) A refundable tenancy deposit (reserved for any damages or defaults on the part of the tenant) capped at no more than five weeks' rent where the annual rent is less than £50,000, or six weeks' rent where the total annual rent is £50,000 or above. Alternatively, if the landlord has agreed to use Reposit, your non-refundable fee for this alternative deposit scheme will be equivalent to one weeks rent.

c) A refundable holding deposit (to reserve a property) capped at no more than one week's rent.

d) Payments to change the tenancy when requested by the tenant, capped at £50, or reasonable costs incurred if higher

e) Payments associated with early termination of the tenancy, when requested by the tenant. The payment will be rent due until the end of the contract.

f) Payments in respect of utilities, communication services, TV licence and council tax; and

g) A default fee for late payment of rent at 3% above the base rate of england per day over 14 days of rent arrears and replacement of a lost key/security device, where required under a tenancy agreement

h) Minimum of £15per hour for Agent to assist in re-gaining access plus any additional cost for the locksmith and / or lock barrel should it need changing.
